March 1970
Produced by J.K. Lesser Productions, 5319 Hollywood Blvd., Hollywood, CA
Yosemite National Park — fantastic, scenic vistas of gentle valleys and towering rock domes.
Sequoia National Park — silent, towering trees standing here since the dawn of time.
Kings Canyon National Park — tumbling mountain streams rushing past massive rock-strewn canyons.
Sierra National Forest — silent tree-shaded glades surrounding trails leading to secluded lake shorelines.
Naturally, you cannot buy land in these four great national recreation centers, yet all these and more become yours at Yosemite Lakes Park.
Here in the shadow of some of the world’s most heavily visited recreation areas, is rising a unique private paradise of sunny foothills, crystal springs, sky-blue lakes, rolling oak-crowned hills. In this natural setting without parallel in the world, it is possible for you to own land from one to 12 acres for a year-round, or vacation home or as a full-facility recreation base for endless enjoyment and trips into surrounding scenic wonderlands.
Yosemite Lakes Park is a unique concept, both in its unequaled location and in the vast array of luxurious facilities that can be yours. It provides scenic sports club living just 30 minutes from Fresno on Highway 41.
A guarded gate at Yosemite Lakes Park ensures your privacy and means that all the facilities of this unique recreational community are available only to you and your invited guests. Centering on the imperial-sized clubhouse with restaurant, game rooms, cocktail lounge and fireside meeting room, this half-million-dollar recreational complex will offer a variety of sports and outdoor activities for your entire family. A nine-hole executive golf course with multi tee locations for 18-hole play will surround one of the lakes. The magnificent design traversing lakes and streams will blend into the natural wonders of Yosemite Lakes Park. An Olympic sized, heated swimming pool with spacious sun deck and cabanas adjoins the kiddies pool for refreshing family fun. Keeping in shape will be pleasant with a separate men and women sauna and a therapeutic whirlpool. Horse enthusiasts will find miles of bridle trails winding through the 1,375 acres permanently set aside as an exclusive, never-to-be-developed recreation area that will protect the natural rustic charm of Yosemite Lakes Park. Stables and training rings with nearby tack rooms offer equestrian facilities unmatched in the area.
Yosemite Lakes Park itself contains its own scenic hideaway areas where overnight and three-day guided pack trips for children are being planned as a regular activity.
Seven jewel-like lakes within Yosemite Lakes Park beckon the sailor and fishermen. Many streams in the area await the fisherman’s line and tackle. But most important of all, Yosemite Lakes Park is in the heart of the great Sierra circle. Surrounding Yosemite Lakes Park are over 2,000 separate lakes and more than 3,000 fishing streams.
How’s that for water fun and sports?
Also in the great Sierra circle are the three national parks and a National Forest. People from all over the world visit them, and Yosemite Lakes Park is the heart of it all. If a spacious circle the exact size of the great Sierra circle could be placed over any other part of the United States, it would not encompass such a vast array of recreational areas, wildlife and spectacular scenery. Whatever outdoor pleasure you choose, you’ll find the great Sierra circle aglow with more beauty than you could see in a lifetime. Truly, the great Sierra circle is unique in all the world, and whatever you choose is within a leisurely day outing from Yosemite Lakes Park.
Near Yosemite Lakes Park, there are five large lakes — Bass, Pine Flat, Shaver, Huntington and Millerton. The fishing is great in every one of them, and there’s plenty of room for power boats, sailboats and water skis. For the winter sportsmen, there are no less than seven winter sports areas within an easy day’s outing. From Yosemite Lakes Park, you can choose between famed Badger Pass and China Peak ski areas or try nearby Wolverton Ski Bowl with hills for novices and experts.
In Yosemite Lakes Park, you and your children can enjoy new-found freedom without the annoying, overcrowded conditions of our metropolitan cities. There will also be a tennis court, archery range, shuffleboard, horseshoes and enchanting picnic and outdoor cooking areas scattered throughout
Early in the stages of Yosemite Lakes Park, a secluded trailer and camping facility will be constructed with washroom facilities, showers and laundry. Many property owners may not wish to build immediately, and the camping area, tucked away in a secluded area convenient to the recreation facilities, is an ideal way to enjoy the benefits of this enchanting hideaway community now. Yosemite Lakes Park is designed to afford those who wish a year-round home, an unequaled recreational environment, while allowing those who wish a vacation home or camping base the identical advantages
The minimum size of Yosemite Lakes parcels is a full acre with an average size of two and a quarter acres. This ensures privacy and seclusion. Homes will not intrude on one another, yet each property owner will have paved roads and water to his land. Heavy construction machinery already is on the site, making rapid progress on the many improvements to be furnished every property owner.
Yosemite Lakes Park will never be an overcrowded recreation area devaluated by tiny lots and over commercialization. In addition, this wonderland of nature is an easy drive from the state’s largest metropolitan areas, San Francisco and Los Angeles. Modern freeways from both centers, Highway 99 and Interstate 5 under construction, lead to Fresno just 30 minutes, 30 miles from Yosemite Lakes Park.
Fresno ranks eighth among California cities. Its trading area has grown by almost 440,000 in the last 10 years, as 100 new industries have invested some $50 million in new plants and the city’s future. Several major airlines serve Fresno. Fresno’s modern school system is capped by three colleges, including Fresno State College. Fresno State’s enrollment tops 12,000 and the college has a Graduate Studies program for advanced degrees. Cultural events, center around the city’s art center, community theater, philharmonic orchestra, and the convention and exhibit center. Medical services are available at six nearby full-facility hospitals. Fresno also boasts numerous outstanding shopping centers with nationally known stores and its famous downtown mall, one of the most fascinating commercial centers in the nation. This successful and beautiful shopping mall has drawn visitors from throughout the world interested in modernizing and beautifying downtown shopping areas. Fresno was selected as the All American city of 1968 by Look magazine.
For the convenience of Yosemite Lakes Park property owners, shopping even closer to home is available at the nearby villages of Coarsegold and Oakhurst, picturesque reminders of the region’s Gold Rush days. Yosemite Lakes Park was planned and developed by men with decades of experience in community development, home building and environmental planning. Backed by Titan Group Incorporated, a publicly held, diversified real estate and financial firm, Yosemite Lakes Park reflects the integrity of such an organization. Titan, with $60 million in assets, has over 10,000 shareholders. Handling sales and marketing for this project is United Continental Development Corporation. They, too, have added their skills and many years of experience to the planning of this unique development that thoughtfully blends recreation and conservation into a proud community.
Land near major recreation areas has indicated steady appreciation and value as more and more Americans have more and more time for leisure activities. Way back in 1924, the United States Forest Service recorded over 3 million automobile camp registrants, as they were then called. Nineteen fifty-seven saw the Forest Service predict 66 million park visits by 1962. In just two years, not five years, 81 million park visits were recorded. Not only was the prediction hopelessly short-sighted, but the rate of increase was far over any even imagined by Forest Service experts. By 1968, 150 million park visits were recorded, more than double the mark reached less than 10 years before. And these conditions are even more apparent in California, where the population has been doubling every 20 years since the turn of the century. In 1950 we had just over 10 million Californians, and near the end of December 1969, we passed 20 million. The 1970 census will certainly prove that the state’s population has more than doubled. These people need and want recreational areas, and these areas are limited. There is only so much recreation land available. No more can be manufactured.
